How It Works

What happens from the first form to closing day when you sell a Houston house to us, as-is.

The process, stage by stage

You stay in control. Nothing happens unless you say yes.

  1. Send us the address

    Enter the property address and answer a few questions: the type of property, why you are selling, your timeline, the condition and whether it is listed. No fee, no obligation.

  2. We look at the house and the numbers

    We review your answers, recent sales nearby and the repairs the house needs. If we need photos, a walk-through or details about a tenant, lien or estate, we ask.

  3. You receive a written offer

    The offer shows the price and the key terms in writing. Ask us how we reached the number and we will walk you through it.

  4. You say yes, or you do not

    If it works, we sign a purchase agreement. If it does not, you owe us nothing and we part on good terms.

  5. A title company opens the file

    A neutral title company or closing attorney searches the title, finds any liens or back taxes and prepares the closing documents.

  6. You close and get paid

    You sign, hand over the keys and receive your money at closing. You pick the date, within what the title work needs.

What each stage involves

Stage 1: the form

The form asks for the address, the type of property, why you are thinking of selling, how soon, the general condition and whether the house is listed with an agent. We ask because each answer changes how we look at the property. A vacant house with a failing roof is a different conversation than a duplex with a tenant who pays late. You do not need perfect answers. Tell us what you know.

Stage 2: our review

We compare the house to recent sales nearby and estimate what it would take to get it to a condition a typical buyer would pay full price for. Roof, foundation, plumbing, electrical, kitchens, baths, flooring, mold, water or fire damage and anything the city has flagged go into that number. If we need to see the inside, we set a time that works for you.

Stage 3: the offer

Our offer is in writing. Because we buy as-is, it reflects the repairs you will not make, the commission you will not pay and the months you will not spend carrying the house. We will explain the math if you ask. If our number is lower than you hoped, tell us why, and we will tell you honestly whether there is room.

Stage 4: agreement and title work

If you say yes, we sign a purchase agreement. A title company or closing attorney then researches the title. They look for liens, unpaid taxes, HOA balances, judgments and ownership problems. If there is a mortgage, the payoff comes out of the proceeds. If the house is in an estate, the executor or administrator signs, and your probate attorney can read everything first.

Stage 5: closing

You sign at the title company, hand over the keys and get paid. Leave behind whatever you do not want. We take care of the cleanout. If you need a few extra weeks to move, tell us early so we can build it into the agreement.
